It’s been way too frustrating for me to get started with apartment building investing. How do you get started and what do you when you don’t have your own money or credit to do the deal?
When I first wanted to get into apartment building investing I didn’t find a lot of books on the subject. So I attended a boot camp but it was expensive. The seminar itself cost $3,000 and I had to travel there by air plus book a hotel for 3 days. The course was not bad but I had to listen to a bunch of product pitches throughout the day. And if I REALLY wanted to be successful I needed to sign up for the $15,000 coaching program, which I didn’t.
Once I got back home, life took over and it took several months for me to actually take action. By this time the seminar seemed like a distant memory and I could only consult my workbook outline and notes (there was no book, transcript or recording included). I then spent another $1,000 on a CD audio course that came with a 100 page book, but the quality of both was poor. The CDs were a grainy recording of that instructor’s entry-level course and again, if I wanted access to the “real” thing I needed to attend his boot camp. How frustrating and aggravating!
I started looking for deals but it took me 4 hours to answer the question “what is the most I can pay for this deal and why?” so that I could get back to the broker and start the negotiating process. Four hours to analyze a deal was way too long. Over several years and hundreds of deals I now have the process down to 10 minutes using the popular Syndicated Deal Analyzer software.
The next challenge I had was that I didn’t have the money to buy a $500,000 apartment building. I did finally do my first deal, a 12-unit apartment building that I bought with 5 other investors. I bumbled through the money raising process and figured things out largely by trial and error until I created a repeatable system for raising money.
This deal took four months to close because of various issues uncovered during due diligence that required a re-negotiation of the contract, remediation of compliance violations, and a repair credit. Despite my detailed due diligence and re-negotiations, this first deal was almost my last. As soon as I closed, one of the tenants made my life a living hell and almost bankrupted the entire project. After two years we were able to stabilize the property and increase income by 50% and are now on track to double the value in another three years.
I’m grateful I’m around to tell the tale but I was thinking there had to be a better way to get started with apartment building investing, especially when you don’t have your own money or credit.
